Welcome to Part Two of 'FSBO: The Ultimate Guide'.

In this section, we'll cover how to evaluate and market your home, and some top tips to improve the appearance of your property.


One of the most important factors when selling your home privately is to master how to market it to potential buyers. Inside and out, the way you present your home is essential if you want to generate interest. Before you upload pictures, it's best to examine your home and how you will best present it. If you take time to present your home in a great light, you'll give yourself a great chance at a successful sale. Poorly presented property will put off prospective buyers, so let's start on how to market in style!


A Valuation For Your Home


Usually most buyers, before they purchase a home, will want an 'official' valuation for security. The valuer, or property inspector will come around to your home and examine the structure and property and come to an evaluation. If selling a property, you may want to organise a valuation yourself, then if any problems are found you can fix them before advertising. This will save you time if any faults are found by a buyer. It will also add a degree of credibility to your asking price, showing you have been active in acquiring a fair market value by an impartial estimate.


It also gives you security too; knowing that your property is in good shape. For a small fee, you can organise your own valuation, and put your mind at rest.


Examining Your Property


Before you market your home, you need to look at it from a new perspective. You've probably been there some time, so you've gotten used to how it looks. When someone comes in for the first time, they'll notice things you haven't. Bring in a friend to your home and have them look around and suggest constructive ideas to freshen the place up.


When selling your property, first of all you need to make sure your home is immaculate! Make sure the property is in great condition. The last thing most people want is a huge cleaning project ahead of them. You can consider having your house professionally cleaned. You may be surprised at how good a job they can do.


You may want to so the cleaning yourself, if you're going for maximum profit! If so, consider the following:


The kitchens and bathroom are extremely important for good first impressions. These two areas need to appear clean and hygienic. How do your look? If they are looking the worse for wear, consider some new pieces, sinks or baths etc. They need not be top of the range - good, clean sinks etc make a world of a difference.


Old curtains can make a place look old, how old are yours? Replace them if they've had their day. Be brutally honest with yourself!


Make sure all windows, inside and out, are nice and clean. You want nice bright rooms.


Do you have hardwood floors? Give them a polish and a clean.


How the doors look? They may be looking worn. If so, give them a new lick of paint. Front doors speak volumes. They are a great opportunity to present a great first impression. Have you ever noticed how great a brand new front door looks? Or one that's painted a great, vibrant colour?


Light switches, check yours out.


Can you see any cobwebs? Get stuck into that dust!


Any odours? Do you smoke? From now on you should do it outside! Your trying to present a blank canvas here, so people can let their imaginations run free and think how much they could enjoy living here.


It's always a good idea to clean your carpets. They may not smell bad, but it gives the house a really fresh smell.


Are there some rooms that need a fresh lick of paint? Almost definitely. Have a look around. That friend of your may have spotted some rooms that need work!


Bathroom tiles and caulking - how does it look? Grouting gets dirty fast, and if you re-do it, then it will make the place look great.


Showing Your Home


It may seem odd, but when selling your home, you are not presenting to potential buyers how happy you were there. You're trying to sell to them how happy they could be there! So de-personalise. Don't make people feel like they are trespassing on someone's life. You might want to remove pictures etc if you have them in abundance. You are trying to present a clean slate for someone. Make the property as bright and airy as you can, and remove all rubbish and clutter. People will want to look everywhere, so be thorough and make sure all surfaces are clean.


Some ideas to consider:


If there is clutter in the house do your best to remove it or tidy it up. If you can't find any space for it, you can either sell it, drop it off at a friends house, or take it to charity! It pays to be ruthless with clutter! Do you really need it? Probably not...If you can't bear to part with some excess clutter, find a place to store it away tidily.


How does the garage look? In good shape or needing work? Have a look around.


Are the windows free from clutter? Keep them free so they can let in as much light as possible. Use tie-backs if you need to hold them back and in place.


How about some fresh flowers? They might look good.


The Exterior of Your Property.


The first thing people will see of course, is the outside of your property. First impressions are all important, so it's important to get it right. In the pictures you will upload to sell your home, the exterior is what you will use to entice people in to look further. Some ideas for your house exterior:


How's your garden? Does it look great? If not, can you make it look great? Maybe there's a landscaper who can do you a good deal for some ideas. Perhaps you don't need to go that far - maybe cutting the grass and a few shrubs and plants will do.


If you have a swimming pool, make it sparkle - it's a great selling point! Go for it!


Do you have a verandah of a porch? Check the paintwork and structure. All fences should be painted and clean.


A new doormat? Might be a nice touch.


How are the exteriors of the windows? If they're plastic, clean them up. If they're wooden, have a look at the paintwork. Remember, you will be saving a small fortune selling FSBO, so you can afford some small fees that will go a long way.


Energy saving renovations are always a great idea - very attractive to potential buyers. Insulation to keep the heat in, double glazing and even solar panels might be good ideas.


Are your electrics and plumbing in good shape? You should have them checked up by a qualified technician.


You are trying to present your property in the best possible light. Imagine you're looking around for the first time, and were thinking of buying. What are the good features? What could be nicer? You can look at interior design magazines for some inspiring ideas.
